Victoria shares with us her top 5 tips for selling your house at Christmas

For those of you who are selling your home over this Christmas period I know it can be a difficult balance between being festive but also making sure your property is presented in its best possible light.  Therefore, to assist here are a few of my tips I put into practice when home staging for my clients at this time of year –

  1. Curb appeal – When prospective buyers arrive at your property for a viewing, this is the first point they start to form the opinion of whether they like the property. Therefore, you need to make sure the outside of your house looks appealing and presentable.  During the festive season I would advise to keep the outside and entrance simple.  Stick to white lights and use natural elements like seasonal flowers, and greenery to decorate. A simple festive wreath on the door, dressed up with a seasonal ribbon is another great way to decorate when your house is on the market. A big NO, NO is the musical, inflatable, multi-coloured festive characters.  Not that there is necessarily anything wrong with them but they are likely to divert your potential buyers attention away from what you want them to look at…. Your house!  Also an important point to remember is that you don’t know the preferences or the religion of your potential purchaser so keep your holiday outdoor curb appeal appealing to all.
  2. Personalised Christmas decorations – steer clear of personalised Christmas decorations, items that are too personalised will make it difficult for your potential buyers to imagine themselves living in your home. So, make sure that the decor is neutral and streamline it to just the necessities.
  3. Complement festive decorations with current home decor – Every house has its own style and features, home sellers should consider and match that style with your festive decorations. For instance, if you have a traditional cottage, try to keep your decorations vintage, classic or more rustic. These styles will better suit your home than the more modern decorations. So, before you start to trim up, make sure you have taken stock of the style of your property, the decor and the colour scheme.
  4. Lighting – There is nothing better than warm and twinkling lights to provide a welcoming and homely first impression. Good lighting will add that festive touch but will also help to illuminate your home’s exterior in the dark. For the interiors, light a fire in the fireplace for a perfect homey touch. Potential buyers may be encouraged to stay a bit longer which means they have more of an opportunity to imagine themselves living in your home.
  5. Highlight your homes positive features – While too many festive decorations may distract potential buyers, the right ones can help to draw attention to your property’s best features. Use it to your advantage by hanging a few elegant ornaments from the mantel, highlighting any high ceiling with a tall, narrow Christmas tree, or dangling mistletoe in an arched doorway. The overall idea is to make focal points stand out.

Don’t let the thought of selling your house during the festive period affect your Christmas spirit. Just remember that there is a fine line between attractive decorating and a festive overdose. Hopefully these tips will guide you smoothly through selling your house this holiday season without having to result to a bland, cold turkey of a Christmas!
